- We prepare your condominium’s annual budget before submitting it to your Board of Directors in accordance with your Declaration of Co-ownership.
When preparing the annual budget, we ensure that a contingency fund is set up and supplied as required by your Declaration of Co-ownership, as well as by the Civil Code of Quebec.
If required, we maintain a review of the contingency fund and/or an unforeseen fund.
Collection of condo fees and other revenue
- We coordinate the collection of monthly contributions (condo fees) and other revenues, if required (storage, parking spaces, etc.).
We inform your Board of Directors of unpaid joint charges and send notice to the offending co-owner and their mortgagee in accordance with the Civil Code of Quebec.
With the Board of Directors’ approval, we can register, on behalf of the Condominium Corporation, a legal mortgage against co-owners in default in accordance with the Civil Code of Quebec, or file a hearing application with the Court of Québec, Small Claims Division.
